How often does a septic tank need emptying?

There is no single interval that fits every property, and anyone who quotes one without seeing the tank is guessing. What governs it is the capacity of the tank and how much waste water goes into it, which in practice means how many people live there and how they use water. A holiday cottage used a few weeks a year and a family home with four people in it do not behave the same way, even with an identical tank.

Getting the interval wrong costs money in both directions. Empty too often and you are paying to remove liquid that the tank was designed to hold. Leave it too long and the solids that should settle at the bottom start carrying over into the soakaway or drainage field, which is the part that is expensive to put right. A tank is cheap to empty; a drainage field is not. When our engineers empty a tank they can see the condition of what comes out and tell you whether your current interval is about right.

Signs an off-mains system is failing

Off-mains drainage tends to fail gradually, so the early signs are easy to live with until they are not. Drains inside the property running slower than they used to, smells around the tank or the drainage field, ground above the soakaway that stays wet or grows noticeably greener than everything around it, and in the worst case waste water surfacing. Any of those means the system needs looking at rather than simply emptying again.

The distinction matters because emptying treats a full tank, not a broken one. If the tank is refilling far faster than it used to, the question is where the water is coming from: surface water finding its way in, a leaking fitting, or a drainage field that has stopped accepting flow. A camera survey of the inlet and outlet answers it, and we would rather find that out than book you a tanker every few weeks.
